Overseeing a sale
In many instances a property search is dependent on our clients being able to sell their existing property. This can often lead to frustrations as issues related to a sale can impede the progress of a purchase. Of all of our additional property services this is the one we most frequently bolt on to a property search. In doing so we are able to help ensure the smooth progress of the sale as well as be certain that our clients have achieved the best price for their existing property. We will help select the right selling agent for the property, ensure the selling price reflects the current market conditions and then oversee the process for you. This includes meeting potential buyers and making sure any offers are researched to ensure that your chosen buyer is in the best possible position. Perhaps most important of all in this property service is the close attention we pay to the conveyancing process to ensure that communication remains clear between all parties and that any issues that arise are addressed swiftly and professionally on your behalf.
How can we assist you?Negotiation only
In some instances clients come to us having identified the property they want to buy but they are uncertain as to the best way to go about securing it. As part of this property service a member of our team would immediately view the property and carry out due diligence in order to establish it’s value in the current market. Once that is done we would discuss the possible routes for the negotiation and the likely outcomes of each. Once we have agreed on next steps we would, as always, handle all negotiations on your behalf. All offers are submitted in writing and, where necessary, accompanied by documentation to support our client’s chosen negotiation strategy and to illustrate their readiness to proceed. This property service also includes our involvement in the conveyancing process to ensure things go to plan.

Whilst we generally work for retained clients, some of our property services are designed to be more flexible in order to accommodate the needs of those who would simply like us to keep an eye out for something particular on their behalf. In this case we can offer an introduction only service whereby we are able to pass information about relevant properties to our client as and when we become aware of them.

As part of our usual property services we are happy to orientate a client around a specific area or help highlight the major aspects of several areas in order to help them narrow down their search. Some people like to have the orientation tour with us prior to committing to a full search. This is something we often do for people moving out of London so they can get a better idea of where they would like to move to before they put their existing home on the market.

For clients who have already identified a broad area, our virtual consultancy service provides advice to help refine the search further. We look at factors such as connectivity, local services, education provision, and long-term prospects for value. By providing balanced analysis, we help you focus on the towns, villages, or neighbourhoods that best match your lifestyle and objectives, before committing further time and resources.

When you have identified one or more properties of interest, we can undertake detailed vetting on your behalf. This includes assessing condition, benchmarking against comparable sales, and highlighting any considerations that may affect value.
